Fascia Repair in Cleveland: How Freeze-Thaw Rots the Board Behind Your Gutters
Freeze-thaw keeps water against the fascia behind Cleveland gutters until the wood softens. Here's how rot starts and how Zipco repairs and wraps it.

Fascia rot behind gutters usually starts with water that gets behind the gutter and stays there, and a Northeast Ohio winter keeps it there longer. Every time that water freezes and thaws, it soaks back into the wood. Over a few seasons the board softens, the gutter screws lose their grip, and the gutter starts to pull away. Zipco repairs the damaged wood, wraps it in aluminum and re-mounts the gutter so it holds tight again.
Here's how freeze-thaw damages fascia, what to look for from the ground, and how we fix it.
What the fascia does
Fascia is the vertical board at the edge of your roof, and it's the surface your gutters mount to. It protects the rafter ends from rot and carries the weight of the gutters, along with any water, debris, snow and ice inside them.
Because the gutter hangs right against it, the fascia is the first thing to get wet when water goes somewhere it shouldn't.
How freeze-thaw rots the board
Wood fascia can handle getting wet now and then, as long as it dries. The trouble starts when water keeps coming back and never has a chance to dry out.
Water gets behind the gutter
There are a few common ways water reaches the back of the gutter:
- Overflow from clogs. When the trough is packed with debris, water spills over the back edge as well as the front.
- Leaking seams and corners. Water drips from failed joints and runs down the back of the gutter onto the board.
- A gutter that's pulled away. When hangers loosen, a gap opens between the gutter and the fascia, and water runs straight down the wood.
- Ice in the trough. When the gutter is full of ice, meltwater from the roof has nowhere to go but over the sides.
Cold weather keeps it wet
In fall, wet wood can dry between storms. In winter, it often can't. Water freezes against the board, thaws on a mild afternoon, soaks in, and freezes again. Lake-effect snow on the roof edge keeps feeding meltwater onto the same spots. Through a long Cleveland winter, the board can stay damp for long stretches.
The wood gives way
Wood that stays wet softens and rots. Paint peels, and the grain opens up and takes on even more water. Eventually the screws holding the gutter hangers have nothing solid to bite into. That's when gutters start to sag or pull away, which lets even more water behind them.
Signs of fascia damage you can see from the ground
You don't need a ladder to spot many of the early signs:
- Peeling or bubbling paint on the fascia, especially right behind the gutter.
- Dark streaks or stains on the board or on the siding below it.
- A gap between the back of the gutter and the fascia.
- Sagging gutter sections, particularly in one spot.
- Visible rot, cracks or missing chunks of wood at corners and ends.
- Holes or gaps where the fascia meets the soffit, which can let birds and squirrels in.
Our post on early warning signs of fascia and soffit damage covers each of these in more detail.
How Zipco repairs fascia
The fix depends on how far the damage has gone.
On-site assessment
We probe the wood for rot, photograph problem areas and write up a quote with line items. You'll see exactly which sections need work and why.
Localized rot: section repair
Where the rot is limited to one area, we replace that section of fascia and re-mount the gutter properly. This is part of our Cleveland gutter repair work, and it's often combined with re-pitching the gutter and replacing loose hardware with hidden hangers screwed into the rafters.
Wider damage: replace and wrap
Where the wood is rotted along a longer stretch, we remove it and replace it with treated lumber. Damaged material is stripped out, and the underlying rafters or sheathing are repaired as needed.
Aluminum fascia wrap
Once the wood is sound, we wrap it in .024 aluminum trim. Aluminum fascia wrap has a 30+ year lifespan and never needs painting. We offer 30+ colors and bring samples so the wrap matches your gutters, trim or roof. All terminations are sealed. If you're curious how wrap compares to bare wood, our post on aluminum fascia wrap in Columbus goes into more detail.

Fixing the cause, not just the board
Repairing the fascia only lasts if water stops getting behind the gutter. When we fix fascia, we also look at why it rotted in the first place:
- Clogged gutters get a full hand-cleaning and downspout flushing.
- Leaking seams are cleaned, resealed and water-tested.
- Loose or failing hangers are replaced with hidden hangers every 24 inches.
- Incorrect pitch is corrected so water moves toward the downspouts.
- Gutters past their life may be better replaced than repaired. Repair makes sense when gutters are under 10 years old and the damage is localized.
Why late fall is a good time
Rotted fascia is much easier to repair before the board spends another winter soaking up meltwater. The damage doesn't stop when it gets cold, and soft wood can't hold a gutter loaded with ice and snow. Our post on Cleveland gutter repair before the snow covers the gutter side of that work.
We repair fascia across Greater Cleveland, including Parma, Strongsville, North Royalton, Lakewood and Westlake.
Frequently Asked Questions
The fascia behind my Parma gutters is soft. Can it be repaired without replacing the gutters?
Often, yes. If the rot is localized, we replace the damaged section of fascia and re-mount the gutter. If the gutters themselves are old or failing, we'll tell you honestly whether replacing them makes more sense.
Is aluminum fascia wrap a good idea on a Lakewood home with lake-effect snow?
Aluminum wrap covers the wood with .024 aluminum trim that lasts 30+ years and never needs painting. The wood underneath has to be sound first. Where it's rotted, we replace it with treated lumber before wrapping.
Why does the fascia on my Strongsville home keep rotting in the same spot?
Usually because water keeps reaching that spot. A leaking seam, a low section of gutter, a clogged downspout or a gap between the gutter and the board can all do it. We fix the source along with the wood so the repair lasts.
